Glen Alvie cattle property held by vendors for 60 years

The Glen Alvie property has a strong fertiliser history, is well fenced and watered.

WINDANA, an important multi-titled beef breeding and finishing farm property at Glen Alvie in the Bass Coast Shire, is being offered on behalf of vendors Jim and Marie Wilson for sale by expressions of interest by the Leongatha office of Rodwells Ruralco Property.
The holding, known as 485 Glen Alvie Road, has a total area of 141.6 hectares, or 350 acres, and is held in four titles and expressions of interest to purchase the property will close with the selling agents on Thursday, December 14 at 4pm.
Rodwells Ruralco Property’s selling agent Damien Minogue notes that the property has been held in the Wilson family name for almost 60 years.
“Jim has recently passed the 80 years milestone and finds that the daily tasks of farming now warrant a decision to sell the farm and retire.
“Although operated successfully as a high production dairy farm Jim elected in 2006 to convert to a beef cattle breeding and finishing operation and in the process was able to acquire the next-door farm property which is contiguous save for an unused road reserve.”
Damien said the Windana holding is offered as a whole or as four separate lots and is a standout elevated property of the local district.
The separate titles include the home block of 1.2 hectares or five acres. It includes the principal three bedroom brick family homestead built in the 1960s, established in a good garden environment, and offers comfortable living.
The adjacent Lot 2 of 40 hectares or 102 acres includes a timber cottage which has been occupied by the same tenant since 1991.
The remaining parcels are the pastured Lot 3 of 10 hectares or 43 acres and the larger pasture section defined as Lot 4 of 80 hectares or 200 acres.
In total the property has a combined principal frontage to the main bitumen Glen Alvie Road of some 2km and is located right at the junction of the Glen Alvie and Kongwak Roads.
Jim Wilson is currently running an Angus-Friesian cross cow herd joined to Limousin bulls with a total animal complement when fully stocked of 150 cows and their calves, to give a circa 300 unit operation.
A key feature Jim says is the marketing options with the major Koonwarra and Pakenham saleyards within easy reach and the option of on-property cattle sales.
Damien said that all the infrastructure for a cattle grazing and fattening operation is in place with the internal paddock subdivision around a laneway access system, a good set of cattle yards and several shedding options for hay, machinery and storage.
Water is another strong feature with the numerous paddock dams all recently cleaned out using an excavator while the property has a double frontage to a reliable seasonal creek.
“Jim always maintained a strong fertiliser program during his dairy farming days and has continued it with the conversion to cattle grazing and fattening more recently,” Damien said.
The disused dairy building also remains on the holding.
Damien said a key feature is accessibility with the strong Wonthaggi township only 13km away and there is a daily school bus stop at the gate.
“Major district towns like Leongatha and Inverloch are also within easy reach, while a Melbourne buyer has the convenience of access via the Bass Highway that is only 10 minutes away.
“The opportunity here is to continue to develop the beef cattle operation that the Wilsons have created and to implement any number of development options since the core attributes of scale, productivity and location are here.
“The multiple titles and building options also appeal.
“This is productive, picturesque farming country with many established tree lines along the fencing and in the paddocks.
“There is plenty of further scope for improvements and development and I would value it at circa $6000 to $7000 per acre as a whole,” Damien said.
