AND they’re racing! The Inverloch spring-summer selling season traditionally starts on Melbourne Cup Weekend but LJ Hooker opened the gates last Saturday morning by auctioning 11-13 Williams Street, Inverloch.
And with three bidders making offers, one of them on the phone, the price quickly climbed from a speculative opening of $650,000, immediately to $800,000 and finally to the knockdown price of $1.31 million.
“We’d had quite a bit of interest in it which is why you go to auction,” said auctioneer Scott Hughes of LJ Hooker Inverloch.
“It’s the home of the Inverloch Child Care Centre and they are part way through a five-year lease with the option of continuing.
“That’s one attraction but just as important is the size of the block, 1606m2 right in the middle of town.
“Ultimately two local investors continued on and we came up with a pleasing price,” said Scott.

LJ Hooker has another key piece of commercial real estate going to auction on Saturday, October 6 at 12 noon, number 14 Reilly Street, right next to the Foodworks supermarket.
You’d have to think that the owners of the supermarket would like to get it, but you never know.
“According to Scott Hughes of LJ Hooker, it’s another property that’s difficult to price.
“Obviously it’s well placed right in the middle of town, and once again we’re talking about a very good size commercial block of 774m2.
“The building consists of two consulting rooms, two interview rooms, a multipurpose room, kitchen, toilets and showers which would lend themselves to a lot of uses.
“But subject to council approval, it could easily be redeveloped.”
The property is well located across the road from the recreation precinct. It boasts rear lane access, ample car parking and comes with vacant possession.
