Heavy fattening country and lush river flats

A RARE opportunity to secure a heavy carrying block of 166 acres in a tightly held area. This farm has been owned by the vendor since 1972 and has produced many market topping fat bullocks over the years.

The farm is subdivided into five paddocks that feed in to a centrally situated lane that runs up to the steel cattle yards. A head bail and drenching race are there in the yards with ample room to draft the cattle. The Stacking pen behind the race and the race itself are concreted.

The property fronts Barry Road on the eastern boundary, which is a bitumen road, and fronts the South Gippsland Highway on the northern boundary. Access to the farm is from Barry Road.

There is a solar electric fence system powering the fences and town water is connected. There are large concrete troughs in all paddocks. The farm has a sound fertiliser history. Pasture is improved. Rainfall is high with an average of 900 mm or 35.4 inches. Mains Power is not connected but a power line does run through the property.

The soils are a heavy grey type, and most of the property consists of river flats with rises up to the cattle yards and along Barry Road. It is heavy carrying “fattening” country. The property is somewhat unique in that it has no buildings and is a “blank canvas” as far as building.

The property is in two titles, one of 36 acres and the other being 130 acres, this presents the opportunity to build S.T.C.A.
There are sea water glimpses over Corner Inlet from the cattle yards area and over to Wilsons Promontory as well.

It also has a large frontage to the Agnes River which is treed all along the frontage. The trees offer shade from the afternoon sun and also act as a windbreak from the prevailing south westerly wind.

The Great Southern Rail Trail runs through the property and the cattle move freely under a recently constructed galvanised steel bridge which replaced the old timber rail bridge that stood before it. The Rail Trail is on the boundary of the 2 titles.

The area in front of the loading race has a sound gravel base allowing all weather access to the yards for tray, semi and up to double deck size trucks.

This is a farm that grows a lot of grass and can handle a high stocking rate. Country of this caliber rarely comes onto the market.
